Cracks that are usually harmless

  • Hairline cracks in plaster, especially in new or recently altered homes
  • Vertical cracks at plasterboard joints and above doorframes
  • Cracks that appeared once, were filled, and never returned

Cracks worth an engineer’s inspection

  • Diagonal cracks stepping through brick or stonework, inside or out
  • Cracks wider than about 5mm, or wider at one end than the other
  • Cracks that reopen after filling, or grow season on season
  • Cracking with sticking doors/windows or sloping floors
  • Cracks around bays, lintels, chimney breasts or where an extension meets the house

What an inspection costs you, and saves you

A single engineer’s visit and report settles the question. If the crack is harmless you stop worrying and stop spending; if it isn’t, you’ve caught it early, when repair is cheapest and insurers are most sympathetic.
